Ways to Find Owners of Vacant Property

As a real estate investor, finding a good deal on a vacant property can be very beneficial. Many times, these properties just sit there for years. They wait for some savvy investor to come along and snatch them up. Finding the owner of the property may prove to be more challenging than finding the property itself. On many occasions, the owner’s of vacant property are busy with many other endeavors. They simply don’t have the time or resources to renovate it. They basically put it on the backburner and forget about it. They may not even realize that there is a market for such a run-down old house. If you’ve found a vacant property that you could renovate, how do you go about finding the owner? Should you simply drive around the neighborhood like a private investigator? Sometimes that is easier said than done.

In every area of life, sometimes the best solution to a problem is also the easiest. The simplest solutions are often overlooked. In this case, the simplest solution is dialing 411. Directory assistance can provide a great deal of information in many cases. If you haven’t thought about trying this yet, do it immediately. All of your frustration could be avoided. It is always much easier if you can simply ask one person. Sometimes they can give you all the information you’ll ever need.

While dialing 411 is extremely simple, there may be an even simpler approach. If you’re at the property anyways, you might as well walk next door and talk to the neighbors. Many times they will be able to give you a wealth of information about the owner and possibly even the property. They might know exactly where to find the owner and you won’t even have to pick up a phone. Sometimes, the neighbors may not know the neighbor. Even if they do, they may not know how to contact them. If so, there are other ways of obtaining the information you need.

While the other methods will take a little more effort on your part, they are usually very effective. Take a trip down to the tax assessor’s office. The assessor usually will have a great deal of information available for the public. They should be able to tell you where the tax statements for your property have been going. Even if they don’t live locally, their address will still be on file. You should even be able to tell if the owner has any other properties. Sometimes, this can be a great way to find even more bargains. Some assessor’s offices can be more difficult to work with than others, but generally they will be very helpful. If you can’t find what you need from them, don’t give up. There are still more ways to get the info you need.

The next place to search on your journey for information is the county courthouse. Sometimes this will be located very near to the assessor’s office. If you don’t find what you need there, just travel over to the courthouse and make a day of it. If the deal is good enough, it is well worth the hassle that you’re going through to get it. Just remember that all entrepreneurial endeavors take some work on the front end. This is why you win the lion’s share of life’s rewards. Just don’t lose hope if you travel down several dead ends.

Once you reach the courthouse, ask someone where you need to go for the public records. It’s almost shocking how much information is available to anyone who wants it. If you do anything in this world, someone will know about it. The courthouse should have computer records of all kinds of leads that you can use to find the owner. If they’ve ever been involved in a lawsuit, you can easily find out. You can find out if they are currently employed and by whom. This can be a great help. If you can’t find their phone number, you can at least find where they work and visit them. Most businesses are usually pretty easy to track down. You can find out if they have any probation information or even their criminal records. Hopefully, someone that you intend to do business with didn’t go to jail for fraud…but if they did, you’ll find out about it. Usually if you haven’t found the information you need by the time you get to the courthouse, you’ll find it in their records. However, if you still haven’t got anywhere, there is another option. Don’t give up yet.

Yet another avenue that you can travel down is voter registration. This may also be located at the courthouse, so you might not have to travel far for the last three steps. Visit the recorder’s office and ask for the election’s department. If you know the name or any other information about the owner, you can use this to find them. Give them the name you are inquiring about and the computer will find their address. Sometimes it will even have their phone number attached. Whatever information you can obtain is a plus. Any scrap that you can find will help you out in some way.

If all of these methods have proven fruitless for you, there is always the power of the internet. Many times you can research people just by surfing around the internet. There are numerous websites that can find long lost relatives or others with very limited information. These are high-tech versions of a private investigator. This can sometimes be the best way to find someone. You may have to pay a fee for the service, but it will usually be pretty affordable. A $20 fee to find the owner of the property is nothing compared to the thousands you can make on a good property.

All of these methods will work in different situations. If all of them don’t work, at least one of them will usually provide the information you need. The important thing is that you don’t get discouraged if the first method you try doesn’t work. Someone has to own the property and there must be a paper trail leading to them. Just do the research and you will be greatly rewarded.
